Position: Weatherization Crew Leader- Battle Creek
Location: Willingness to travel from Battle Creek to residences throughout Barry, Branch, St Joseph and Calhoun Counties
Length: Full-Time Position
Description: Duties:
Lead one crew member in a two person crew to perform weatherization of low income housing for clients served by Battle Creek Community Action Agency.
Accountable for the work quality and productivity of the crew.
Weatherization work consists of:
o Measuring air infiltration utilizing a blower door
o Installing loose and batt insulation
o Caulking and weather-stripping
o Replacement of doors and jambs and windows
o Installation of bath fans and dryer vents
o Installation of proper attic venting and attic access
o Belly repair and insulation of manufactured housing
o Installing smoke detectors and thermostats
o Basic carpentry
Providing daily time activity reports via notebook computer
Maintaining good customer relationships with the Community Action Agency and their clients
The operation and maintenance of the service van with trailer
The application of Lead Safe work practices, when applicable
Qualifications: A self-motivated individual who prides him/herself on delivering superior customer service and exhibits a positive and friendly attitude in challenging situations. The Successful candidate will:
Possess a minimum of five years commercial carpentry/ maintenance experience in a residential environment with good references from former employers
Be computer literate in Microsoft Excel and Outlook for the email of daily field reports.
Be required to pass a drug screen and criminal background check.
Have a valid drivers license and good driving history.
Have good organizational skills
EPA Lead Safe certification and previous experience with Blower Door testing, insulation blower and renovation of manufactured housing will be considered a plus.
Pay Range: This is a full-time Davis- Bacon (prevailing wage)hourly wage position. The crew leader wage is $18.75 per hour plus paid time off and employer SIMPLE IRA match. Paid time off and IRA match is available after the 90 days probationary employment period.

Position: Senior Property Manager

Description: Duties:
Market properties to ensure that properties are kept neat, clean, and safe as well as vacants timely placed in like conditions; all prospects are presented with property and neighborhood information and qualifying information; equal opportunity housing and friendly customer service given to all.
Leasing and management of properties to maintain the physical asset and files in compliance with applicable programs (LIHTC, Section 8, HOME, and/or Rural Development),
Inspections, audits, and laws; timely rental collections procedures and required reportings; superior resident, staff, partners, neighborhood and board relations.
Administers property budgets and develops strategies to implement day to day property management needs and compliance. Directs strategic planning to implement short and long term strategies and initiatives. Allocates departmental resources appropriate to the goals and strategies.
Recommends staffing levels and provides direct supervision. Supports blended management initiatives and builds team dynamics with high levels of interdepartmental interaction and coordination.
Creates an environment within Dwelling Place properties conducive to a quality of life perceived as safe and acceptable by residents, commercial tenants, staff partners, neighborhood, and board.
Qualifications: Bachelors degree from a four-year college or university in Business Administration or closely related field of study, OR four or more years experience and/or relevant training. (Progressive experience in a property management related capacity; or any equivalent combination of specialized affordable housing training, education, and experience which provides the requisite knowledge, skills, and abilities for this position.)
Michigan Real Estate License desirable.
Must possess and maintain a valid Michigan drivers license along with an acceptable motor vehicle report and automobile insurance
Must possess knowledge, skills and abilities using computer programs. (Excel, Word and Microsoft office minimum requirements. Yardi Classic and/or Yardi Voyager desirable.)
Pay Range: Exempt Position Annual Salary Range $38,204 - $50,435. Hiring Range will depend on education, experience, certifications, and skill level.

Primary Job Responsibilities:

Yardi, Rent Roll and HUD Manager experience required
Should have knowledge of TRACS & WASF Systems
Computer proficiency in MS Word, Excel with an ability to analyze data
Strong customer service, supervisory, organizational, interpersonal, and problem solving skills
COS, CPM, ARM, CAPS, CAM I, CAM II or equivalent certifications preferred
Knowledge of Fair Housing regulations required
